Could you still move home before Christmas?

An autumn move needs a clear plan, quick decisions and good communication between everyone involved. Completion before Christmas cannot be guaranteed, but starting now gives you the best chance of keeping your move on track.

For sellers, the first step is to understand your property’s current market value and prepare it for launch. For buyers, it means arranging your finances and being ready to act when the right home appears. Here is how to get started.

Start with a clear plan

Begin by working backwards from the date you hope to move. Christmas falls on Friday 25 December this year, but solicitors, surveyors, removal companies and lenders may have reduced availability as the holiday period approaches.

Aiming to complete earlier in December gives you some breathing room if part of the process takes longer than expected.

Your estate agent can explain current demand in your area, recommend a realistic asking price and organise the photography, description and marketing needed to bring your property to market.

Pricing accurately from the beginning matters when time is limited. An ambitious price that later needs to be reduced can cost valuable weeks.

Prepare your home for the autumn market

Autumn buyers often view properties in darker weather, so presentation can make a noticeable difference.

Clean the windows, replace failed light bulbs and make sure every room feels warm, bright and easy to move through. Outside, clear fallen leaves, tidy the entrance and check that paths and exterior lights are safe.

You do not need to undertake a major renovation before selling. Focus on small jobs that reassure buyers the property has been cared for. Fix dripping taps, touch up obvious marks and deal with minor maintenance issues that could distract from the home during a viewing.

Get your paperwork ready early

Missing information can slow a sale after an offer has been accepted. Ask your solicitor what documents will be needed and begin gathering them now.

Depending on the property, this may include title information, planning or building control documents, guarantees for completed work, and details of any management company or service charges.

If you are buying as well as selling, speak to a mortgage adviser at the outset. Having an agreement in principle can help you understand your budget and show sellers that you are in a position to proceed.

Remember that an agreement in principle is not a formal mortgage offer, and lending remains subject to checks.

Respond quickly once viewings begin

Keep some flexibility in your diary so your agent can arrange viewings without unnecessary delay.

Once you receive an offer, look at the buyer’s position as well as the amount offered. A buyer with finance arranged and no property to sell may be able to move more quickly, although every transaction has its own circumstances.

When a sale is agreed, appoint your solicitor promptly and answer requests for information as soon as you can.

Buyers should arrange the valuation, survey and mortgage application without delay. Regular updates between the estate agent, solicitors, lender and everyone in the chain can help identify a problem before it affects the target date.

Allow for factors outside your control

Even a well-prepared move can be affected by survey findings, mortgage conditions, legal enquiries or delays elsewhere in the chain.

If completing before Christmas is especially important, tell your estate agent and solicitor at the beginning. They can make the preferred timeframe clear, but no one should book removals or make firm holiday arrangements until the completion date has been confirmed.

Is an October start too late?

Not necessarily. Some straightforward sales can progress quickly, while longer chains and more complex properties may need additional time.

The most useful step is to begin now, understand your position and set a realistic plan with the professionals handling your move.

Even if completion takes place after Christmas, launching your property in autumn can put you in a stronger position for the new year. You may secure a buyer, complete much of the legal work and avoid starting from scratch in January.
